What’s a CDD?

If you have never heard of a CDD, you are not alone!

 

Community Development Districts are local, special purpose governments authorized by Florida Statutes, Chapter 190 to manage the infrastructure and financing of a neighborhood or community and address its long-term, specific needs.  A CDD is not a homeowner’s association, but a state-sanctioned governmental unit.  It provides many benefits to residents by allowing residents to govern many aspects of their community themselves.

 

A CDD is like a small city commission and is important to you as a voter and resident of the CDD.  CDDs have the power to levy “assessments” (taxes—see your property tax bill) and expend those funds.  In Piney-Z, the CDD manages the amenities we all enjoy—the pool, lodge, parks and exercise center.

 

In Florida, CDDs are governed by a Board of Supervisors who are initially selected by the developers of the community.  After six years, the board transitions to electing actual residents from within the CDD.  The upcoming election represents the final phase of this transition.

 

The Piney-Z CDD is composed of five board members.  The current board members are Tom Cooper, Richard Kessler, Dick Mergy, Geraldine Rudd and Beth Matuga.  The CDD also employs a property manager, Lance Rogers.  Meetings of the CDD are held on the second Monday of every other month at 6:30pm.  All residents are encouraged to attend.
